Description:
Christ For The Nations is seeking a skilled and hard-working General Technician with experience to assist our Facilities Department on a wide range of projects to maintain our institute. The property is a 60-acre campus with buildings ranging from professional office spaces, school dormitories, to apartments and independent facilities. Your job responsibilities will include the maintenance and upkeep of facilities, buildings, tenant properties, and other important facets of our Institute. A General Technician ensures that the facility remains in operating form. Tasks will vary day-to-day based on what is in need of attention at the time, but can frequently include repairs, aesthetic work, or tending to the facility’s machinery as well.
Qualifications:
High school diploma or GED preferred
Experience with basic plumbing and electrical systems (certifications not required, but preferred)
Experience with basic construction required (examples include but are not limited to basic finish work, removing and installing trim, replacing hinges and door locks, framing and drywall, etc.)
Experience and capability to handle/use common hand and power tools
Familiarity with apartment unit layouts and infrastructures
Ability to communicate well with property management and maintenance staff
Willingness to uphold company standards for safety, tenant service, and efficiency
Ability to be trained and trusted with access to Residences and Offices
Attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked
Perform essential maintenance to facility or equipment which may involve, but not limited to the following activities: semi – reaching to full-reach overhead; crouching; kneeling; shoveling; working in narrow and/or confined spaces, working off of ladders, underground, overhead, and at ground level, twisting of the waist, shoulders, and legs, and lying on stomach and/or back.
Grounds keeping or minor irrigation work if required or area in need of maintenance: changing sprinkler heads, etc.
Physical stamina to handle a full shift of being active and working on the building
Able to lift/carry supplies or equipment of 80 lbs. or more with frequent reaching, stooping, bending and kneeling
Extensive walking and standing
Manual dexterity and mobility required
Special Requirements:
Be willing and able to perform After Hours Emergency on-call
Valid Driver’s License
Ability to pass a background check and drug screening
Duties and Responsibilities:
Familiarize yourself with campus hierarchy, buildings, and locations
Must be able to work independently and with minimal supervision
Respond to facilities’ requests for maintenance services, including replacing air filters, installing new locks, and troubleshooting smoke detectors
Repair basic plumbing and electrical in facilities, as required
Ensure the parking lot and sidewalks are free from litter and debris
Maintain sprinkler system and trash receptacles on the premises
Test performance of in-unit appliances, such as refrigerators, microwaves, stoves, ovens, garbage disposals, and dishwashers, as required
Provide tenants with advice and guidance on maintaining their spaces, as required
Repair/replace doors, windows, walls, floor, ceilings, roofs, furniture, cabinetry, and remodeling work as required
Perform minor plumbing maintenance as required, including repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures, address leaks, clogs or other drainage problems
Performing routine maintenance around the building such as fixing structural damage, for example – window, door, or wall repair
Working on damaged electrical wiring when a shortage or severed wire occurs
Perform routine residential HVAC maintenance such as filter changes
Applying preventative measures to the building to reduce the risk of future problems, such as using a sealant on a flat roof
Fixing potential safety hazards to avoid injuries
Painting the building when old paint has become faded or chipped
May cross over into general construction projects with the construction team as projects arise: repair interior walls, wall coverings and ceilings by patching drywall, replacing wood or wall coverings or texture and painting
Monitor building security and safety by performing such tasks as locking doors after operating hours and checking electrical appliance use to ensure that hazards are not created
Remove snow from sidewalks, driveways, and parking areas, use snowplows, snowblowers, and snow shovels, and spread snow melting chemicals (as weather requires)
